High-Quality Affordable Manufactured Homes For Sale in Land-Lease Communities

What To Avoid When Furnishing A Manufactured Home

Decorating a new manufactured home can be an exhilarating experience. New furniture, new décor, new everything—and who doesn't like a fresh start?

Of course, it's possible to get carried away. Since these are affordable homes, you may have a little extra money to spend on furniture. Resist the urge to splurge! Spend some time thinking about your new space. There are certain pieces of furniture that just don't work well in tight quarters. If you're out shopping, we recommend giving these items a pass.

Oversized Items

Space is your most limited resource here, so be sure to use it wisely. Sprawling sofas and large tables are probably going to take up more room than they're worth.

Sharp-Cornered Tables or Shelves

No way around it, walking through a crowded manufactured home can be a bit of an obstacle course, especially for guests that aren't used to narrow walkways. A coffee table with right-angled corners is a spiky, ground-hugging trap for unwary knees. Round tables are more appropriate in manufactured affordable homes.

Always be mindful of how much space you have. You may have to pass on certain furniture pieces, but in the long run you'll appreciate the extra space.

UMH’S TOP 5 BENEFITS OF LIVING IN A MANUFACTURED HOME

Find out why manufactured homes are the hottest trend in housing:

AFFORDABILITY

Manufactured home prices are a big draw for families searching for a peaceful, affordable place to live. On average, a double-wide manufactured home in Pennsylvania will cost around $62,000. The average price of a similar size site-built home is not even comparable to that of a UMH home. The money saved affords a buyer much more freedom to experience all that life has to offer. Accumulating massive amounts of debt due to housing expense leads to <img alt="" src="?" foreclosure and misery. The affordability benefit is a substantial one, and strongly supports the purchase of a manufactured home.

SPEED

Manufactured homes are constructed swiftly compared to site-built homes, without the typical delays of construction and renovation associated with stick-built homes. Manufactured homes are built fast and yet they are incredibly durable, adhering to stringent HUD code standards, and offer many customization options. Homeowners can build additions, re-model, and add beautiful landscaping. In each instance, the wait-time is a fraction of that associated with site-built homes.

GREEN

Not only will you save green ($$$), you will be making a green, eco-sensitive decision by becoming a resident of a manufactured home community. Environmentally friendly housing techniques include the use of less building material without compromising the home's structure.  The components of manufactured homes are also energy-efficient, and otherwise in keeping with today’s eco-friendly practices.  Modular home building is becoming more and more popular, with many investors deeming it the future of home construction. Saving the environment and saving money simultaneously is a substantial benefit for present and future UMH residents.

UPWARDLY MOBILE HOMES

The trailer park stereotype is a thing of the past. Today’s manufactured homes incorporate many of the features of traditional homes: spacious kitchens, upgraded appliances, soaking tubs, modern bathrooms, family rooms, and so much more.  Additionally, manufactured home communities are a peaceful and easy place to reside Residents don't have to deal with the burden of trash removal, snow plowing, and other pesky maintenance work.  The amenities provided in many UMH communities are engaging and fun for people of all ages. Stay in shape by utilizing the fitness center, community pool, and tennis courts. Social gatherings are also a big hit. Barbeques, live music, and festivities are just a few perks that come with joining a quaint UMH community.

APPRECIATION IN VALUE

Manufactured homes retain and appreciate in value just like site-built homes. There are multiple factors that determine the value of a manufactured home;  those that are properly constructed and renovated, and situated in safe, developed communities are expected to hold and gain value in the housing market. Many investors are taking advantage of this news by putting their money where their mouths are and investing in the next big thing in housing.

Simple Safety: Installing Shutters On Your Manufactured Home

Imagine you've been looking for a simple but noticeable way to make your manufactured home stand out from the rest, but you’re having a hard time coming up with just the right touch. Shutters are a simple and relatively cheap way to get just what you're looking for, and they have the extra advantage of providing your home with additional protection from the elements if you use the right sort. This can be particularly advantageous if you live in a coastal area and are apprehensive about hurricanes and the accompanying high winds.

Before you go to the hardware store to make a purchase, consider the type of shutters that would be the best for your particular situation. If you're just looking for a nice external touch for your home, decorative vinyl shutters are your best bet. They're inexpensive, durable, and come in a range of colors and styles, giving you a little bit of personalization to work with. The same can be said of fiberglass shutters, which tend to require a bit more maintenance. Aluminum shutters are a good option if you don't mind sacrificing some aesthetics for functionality and better protection from high winds and flying detritus. They present an affordable and lighter alternative to steel shutters.

When you've made your purchase and you're ready to install the shutters, make sure you've got the right measurements. Drill holes that are big enough for the screws used to attach the shutters to the windows, and make sure you've got anchors to sink them in further. Install the hinges first, and once you've got a solid frame in place, it's time to install the shutters.

After your shutters have been installed, make sure you're taking regular care of them to maintain their integrity throughout the years. With proper care, they should remain functional and provide an extra splash of personality for you manufactured home for years to come.

Manufactured Homes Fill a Ciritcal Housing Need in the Oil and Natural Gas Industry

As the oil and natural gas industry continues to generate more jobs in areas that are within the Marcellus and Utica Shale basin, the need for affordable housing near extraction sites will grow. In many cases, depending upon the scope of the project, oil and gas workers will be on site for years at a time, and it’s common to see many of them choose to relocate during that time. If a company chooses to move these workers, it's in everybody's best interests to experience a stable housing situation, where homes can be leased, rented, or purchased.

Benefits of Manufactured Home for Oil and Gas Crews

Companies and employees looking for affordable housing should consider manufactured home communities. These communities offer many advantages that site built homes can’t match.

·         Plenty of Room for Crews. Manufactured home communities feature houses that are spacious, with modern floorplans. They have large kitchens, three bedrooms, two bathrooms, and just as much living space as comparable homes in the area. Whether construction firms want to lease, rent, or purchase homes, a manufactured home community is financially feasible. Homes can be purchased for a very affordable price – sometimes as much as 60% less than other homes in the area. With so many workers needed near oil and gas sites, construction firms can save on housing fees.

·         Great Locations. Manufactured home communities are located near most oil and gas work sites in the Marcellus and Utica Shale basin, making it a convenient option for those who are going to be staying in the area for quite some time. These communities are also close to different shopping, dining, and entertainment areas. For those who love the outdoors, most are located near parks where residents can bike, hike, hunt, fish, and ski. With sought-after locations, construction crews will enjoy their time off.

·         Unique Amenities. Most communities have 24/7 maintenance staff, and the grounds are well tended. Maintenance issues are handled promptly. Having access to on-site managers is yet another benefit of living in a manufactured home community.

Western Pennsylvania Cracker Plant Construction

Construction is slated to begin by 2018 on an ethylene cracker plant is being built in Western Pennsylvania’s Beaver County by Shell Corporation. Right now, companies that are involved in the construction of the plant or that are bidding on work are seeking as many as 5,000 skilled workers. That means they will need housing that is close to the worksite. UMH has several communities that are positioned within 50 miles of this worksite. These include Pennsylvania communities Cranberry Village, Forest Park Village and Independence Park; and Ohio communities Dallas MHC, Southern Terrace, Deer Meadows, and Meadowood.

If you need to house construction crews at a natural gas / oil site, or you are looking for housing close to Western PA’s ethylene cracker plant, call UMH today. We can help you find the three-bedroom, two-bathroom homes that you require for staffing your crews.

Quick and Easy Manufactured Home DIY Projects

So, you think your manufactured home is in need of a breath of fresh air? We've all been there, but the process of making the change can seem daunting. You don't have to go all out and make your space unrecognizable. In fact, if you're on a budget and concerned about sticking to it, you'd likely be surprised to find that there are little tweaks you can make here and there that will make a huge difference.

Fixture Updates

Start by changing out your doorknobs, switch plates, and assorted handles and faucets. All of these items can tend to look dingy over time, but they are easy and inexpensive enough to replace. With a trip to the local hardware store, you're bound to be surprised by all of the options you have.

Make Your Own Wall Hangings

By going to the local craft store, you can get all the tools to make your space feel just like new again. Consider painting your own wooden letters to hang up, or pick up some colored paper and glue to do your own paper mache. And don't worry about drilling into the walls multiple times for each hanging. Instead, consider using cute wire hangers as an alternate means of display.

Screen In Your Porch

If you've got a manufactured home with some extra space outside, adding a screen around it can make it suitable for all seasons and weather. With the addition of some inexpensive netting, you'll find that you've got a whole new room you never dreamed of before.

You don't have to break the bank to make home changes. DIY projects like these are quick, fun, and simple ways to make sure you've got the nicest house on the block.

As Rent Skyrockets, Manufactured Homes Offer Affordable, Convenient Living

According to a report that was recently released by Harvard University’s Joint Center for Housing Studies, there’s been more than a 30% increase in the number of households that are economically hampered by the amount they pay in rent.

That’s likely because rent, which has been a stable option in the past for those seeking affordable housing options, has been rising, while renters’ incomes remain stagnant or have fallen in the past few years.

As more new apartments and homes are being marketed toward those who can pay a higher amount of rent, such as young professionals, it’s creating fewer affordable housing opportunities for middle-income renters in many areas of the country.

Affordable Housing, Great Locations
Those looking to rent should know that affordable housing is available in many places in the United States within manufactured home communities. Haven’t considered manufactured housing? There are many advantages for those who are looking for modern, affordable rental homes that are close to cities and suburbs. Manufactured homes are:

  • Modern Living Spaces. Manufactured homes are contemporary and spacious. Many have three bedrooms with two bathrooms (including a master bedroom and bath), open kitchens with an island, plus abundant cabinet and countertop space.
  • Located in Sought-after Areas. Whether you enjoy city living or a rural setting, or would like to be near work (or play), there is a manufactured home community that will meet—and exceed—your needs. Many manufactured homes have playgrounds, basketball courts, outdoor pool, and community centers that create a true sense of community.
  • Affordable. Manufactured homes provide excellent value for your rent dollars, and offer just as many features as site-built homes. Some communities have a land-lease program, which allows residents to buy homes and then lease the land that the home sits on. Besides making these homes even more affordable, it allows for inexpensive monthly rental payments, and you get much more for your money.

UMH properties owns 100 manufactured home communities in seven states throughout the northeastern United States. Our rental prices are extremely affordable, and since you’re in a home, there are no shared walls—just your own private space. Call or contact us today to learn more about our modern, spacious rentals.

Some restrictions apply. Customer must be pre-approved to live in the community after passing a background check and satisfying UMH residency screening requirements.
